Saving money at the point of purchase has everything to do with skill, expertise and judgement. Failure to find out about the actual value of the property or failure to negotiate a contract that works FOR YOU can be an expensive mistake to make. Buyers don't always understand the market or what constitutes a good property and often get caught up with the games many real estate agents play.

While many selling agents may appear friendly and helpful they have legal and ethical obligations to work in the vendor's best interest to get the best price and terms for the seller, not you the buyer, regardless of many misnomers you may hear.

At Mercor Corporation we always act exclusively for our client. Working as your buyer agent and property purchasing consultant allows us to contractually work in your best interests in the purchase process, not the sellers, providing you - the purchaser - with professional representation in the market.

Acting for our clients in purchasing property takes out the uncertainty for the client. We take care of all the due diligence required but often never undertaken by buyers, including finding out all we can about the vendor's circumstances, the neighbourhood and the local property market phase. We represent you as a true client, not just a customer and will never compromise your interests by passing along information about you to the seller or the selling agent.

Full Consulting Service

While communicating with you on a regular basis throughout the entire process, clients receive comprehensive service which covers all aspects of the property purchasing process from finding the right property to settlement and includes all components below.

Property Search & Report

We consult with you to determine the type of property sought e.g. house, apartment, acreage, commercial site etc, the accommodation required and your particular wants and needs such as the way you live, your preferred location, the architectural styles attractive to you, the schools you need, the services and facilities you need and special features you require, not just how much your budget is. We discuss with you all your requirements and your interest in the property market. If you are not sure what you are after, we will use our experience to help you.

Once we have a clear outline of your criteria, we take over the time-consuming task of searching for the right property for you, eliminating properties that do not suit your requirements.

Mercor Corporation and its employees have no personal, business or financial interest in any of the properties we recommend. We evaluate all available properties 'on the market' including any For Sale By Owner properties we are aware of and 'hidden listings' or 'quiet sales' which meet your buyer profile.

A full brief and report detailing suitable properties in appropriate markets that meet your criteria and recommendations for a more detailed examination will be presented to you for your consideration. All property is recommended totally on its individual strengths. This report will include all the positives as well as the negatives and any faults we find with the property or the surrounding market.


Property Appraisal and Market Value Analysis

This component compliments the property search and report service where Mercor Corporation is engaged to search and locate suitable property for clients to purchase. However this service is also available as a standalone service to clients who prefer to do their own searching but want experienced professionals to carry out the required research and comprehensive due diligence and reporting for a specific property.

Once a property is identified as a potential purchase we conduct a property appraisal and market value analysis.

We inform you of what is the true market value, not just the asking price, so you don't pay too much. While a selling agent's aim is to achieve the maximum price for the property, our aim is to negotiate the lowest possible purchase price.

We analyse comparable recent sales, industry reports and other known factors that may contribute to price including style, size, construction, location, streetscape, floor plan, surrounding facilities, current property market phase, competition prices of similar properties currently for sale and the situation and expectations of the vendor. Unlike most agents, we not only look at the specific target property, we also look at the macro aspects of the target location such as past and present performance of the suburb, market movements, the current buying climate, market average and surrounding suburbs to compare value and growth prospects.

All material facts known about the property, a detailed pre-purchase condition report and any other relevant information is disclosed to help you make a fully informed purchase decision and formulate an appropriate offer for the property.


Negotiation, Auction Representation and Purchase

Our role is to represent your interests and protect you, the buyer. Using a buyer's agent, especially during pre auction negotiation or the auction bidding stage, can prevent costly mistakes often made by property purchasers or we negotiate the best possible price, terms and conditions for you should a property not sell at auction.

Negotiation is a specialised field and our training, expertise and experience is utilised to negotiate a more favourable position for you and provide you with an additional advantage over possible competitors. We liaise directly with the seller or real estate agent and are able to counter sales talk and techniques with our professional negotiation strategies to achieve the best terms such as convenient settlement period and contract changes and the lowest purchase price possible for our clients.

As trained and highly skilled negotiators combined with property market understanding and knowledge we are able negotiate from a position of strength and confidence and provide you with the appropriate pre-auction, auction, and post auction negotiation and bidding strategies and tactics in accordance with the current market conditions and buying climate.

Our professionalism and independence will also ensure you keep to the market value and avoid the likely temptation to over-bid and over-commit based on emotional impulse and being caught in the auction hype and atmosphere.

During all negotiations and any bidding processes, we maintain your confidentiality and provide you with anonymity keeping your negotiating and financial position confidential. We do not reveal the names of our clients to anybody without the client's permission unless in the normal course of signing contracts etc.


Exchange of Contracts to Settlement Process

After exchange of contracts we monitor all pre-settlement activities to ensure all is running smoothly. We stay in constant communication with your solicitor or conveyancer and can accompany you or attend the pre-settlement inspection on your behalf, to ensure all inclusions in the contract (such as curtains, light fittings etc) are secure within the property and property damage has not occurred since exchange of contracts.

We also keep in regular contact with you to offer any other assistance needed until final settlement.

We can organise all of the additional services that are required to complete the purchase of your home or property.

While we are not affiliated with any other organisation or business, nor do we receive any secret commissions or undisclosed remuneration, we can refer you to reliable and professional sources of lenders, conveyancers, solicitors, building inspectors, pest inspectors, insurance agents and other professionals such as architects, valuers, removalists, contractors, tradesmen, interior decorators and removalists.
